With a deep understanding of GAAP basis and income-tax basis accounting, Chris Bellando oversees the audit of real estate and nonprofit financial statements, deciphering and clearly explaining intricacies to both sophisticated clients and those not well-versed in the process. Chris brings confidence, experience, accuracy and honesty to an often uncertain financial world.

Chris is passionate about the work he does and is committed to his clients, always striving to deliver superior service and excellent results. Truly hands-on in approach, Chris proactively wades through the weeds of audits, uncovering issues and crafting solutions. He prides himself on offering clients swift and clear guidance, always responding to client queries in a timely fashion. Chris currently serves as a co-managing partner of the firm, ensuring top-quality staff training and client service.

Before joining the firm in 2002, Chris was a principal at one of the nation’s 20 largest CPA firms, where he gained significant experience in resolving accounting and tax matters for clients in the real estate industry. He continues to provide these services to Lutz and Carr real estate clients, and also advises and assists not-for-profit organizations and closely held businesses.

Representative Experience

  • Providing real estate accounting and compliance services to property owners throughout the five boroughs, including one of the largest residential apartment complexes in the U.S., and managing agents, including Cushman & Wakefield, JLL and others.
  • Specializing in the certiorari process, Chris works together with real estate owners and their respective attorneys in challenging the property value assessment for income-producing properties.
  • Providing accounting and audit services to many not-for-profit theatres in New York City including Symphony Space, Harlem Stage, and Repertorio Espanol.
